What Painting Costs in Queanbeyan, Jerrabomberra and Googong

Painting quotes across Queanbeyan, Jerrabomberra and Googong vary more than people expect, and not because painters are picking numbers out of the air. The three suburbs have genuinely different housing stock, and what sits under your paint matters more to the price than the size of the house.

Here is what actually drives the number on a quote on the New South Wales side of the border.

The housing stock is the biggest single factor

Queanbeyan, Jerrabomberra and Googong were built in completely different eras, and it shows up directly in preparation hours.

Older Queanbeyan carries weatherboard cottages, mid-century brick and fibro additions. Weatherboard is the most preparation-heavy exterior surface we work on. Scraping back failed sections, spot-priming bare timber, replacing perished window putty and caulking joints can take longer than the painting itself. A weatherboard exterior will almost always quote higher than a rendered house of the same floor area, and the gap is preparation, not paint.

Jerrabomberra is largely late 1980s through 1990s and early 2000s. Rendered facades, brick, lightweight cladding and a lot of exposed elevation. These homes are usually onto their second or third exterior repaint. Render is generally quicker to prepare than weatherboard, but hairline cracking needs bridging and any drummy or bubbling sections have to be investigated rather than coated over.

Googong has been building since the early 2010s, so many homes are arriving at their first exterior repaint now. Original builder-applied coatings are often thin, and the west and north-west elevations have usually chalked and faded well ahead of the rest of the house. First repaints on newer homes tend to be the most straightforward jobs in the region.

What actually moves the price

Preparation, every time. On most exteriors, preparation is the majority of the labour. Two houses of identical size can differ by thousands based purely on the condition of what is already there.

Coat count and colour change. Two coats over a sound existing surface in a similar colour is standard. Going dark to light, or light to a strong colour, routinely needs three. Bare substrate needs a sealer or primer plus two topcoats.

Access. Single storey with clear ground around it is straightforward. Two storey, steep blocks, or elevations you can only reach over a fence or a garden bed change the equipment and the time. Scaffolding or an elevated work platform is a real line item, and any painter who ignores access when quoting will either come back for a variation or cut corners at height.

How much is included. Gutters, fascias, downpipes, eaves, garage doors, front doors and window frames are each separate decisions. A quote that seems low is often a quote for less.

Repairs found along the way. Perished putty, rotten weatherboard ends, failed silicone and cracked render are common on older Queanbeyan homes. A good quote will either include an allowance or flag clearly that it is excluded.

The licensing rule that affects your quote

This one is specific to the NSW side and most homeowners have never heard of it.

In New South Wales, a painter must hold a contractor licence to carry out, advertise or contract for residential building work valued at more than $5,000 in labour and materials including GST. Stand-alone internal paintwork contracts have been exempt since 2015 unless the paintwork forms part of other home building work. A typical exterior repaint in any of these three suburbs comfortably clears that threshold.

The ACT does not currently licence painting as a trade in its own right, so a painter working in Canberra has no licence for you to check. On your side of the border you do. You can look up any NSW licence number free on the NSW Fair Trading public register before accepting a quote, and it costs you two minutes.

It is also worth knowing that above certain thresholds NSW requires home building compensation cover and a written contract. If a quote for a substantial exterior job arrives as a text message with a number in it, that is a signal about how the rest of the job will be run.

Comparing quotes properly

Three quotes is the usual advice and it works, but compare the scopes rather than the totals.

Line them up and check: does each one name the preparation, or just say "paint exterior"? Do they specify coat counts? Are the products named, or is it "quality trade paint"? Are gutters, fascias and doors in or out? Is there a written workmanship warranty and how long does it run? Are the payment terms weighted to completion rather than a large deposit up front?

If one quote is dramatically below the others, find the difference before you celebrate. It is almost always preparation, coat count, or scope that has quietly been left out.
