Ask any agent what presentation work pays off before a sale and fresh paint is almost always first on the list. But not every home needs a full repaint before going to market, and money spent in the wrong places is money wasted. Here is how we advise sellers to think about it.
Why paint punches above its cost at sale time
Buyers make emotional decisions fast, often in the first minutes of an inspection, and their sense of whether a home is cared for comes largely from surfaces. Fresh, neutral paint reads as clean, modern and move-in ready. Tired or dated paint quietly tells buyers there is work to do, and they mentally discount their offer accordingly, usually by more than the painting would have cost.
When a full repaint makes sense
If your interior carries strong dated colours, visible wear in the main living areas, or years of scuffs and marks that cleaning will not shift, a whole-interior repaint in a light neutral is one of the most reliable returns in sale preparation. It photographs beautifully, which matters enormously now that buyers shortlist online before they ever visit.
When targeted painting is smarter
Plenty of homes only need the high-impact areas done: the entry and hallway, the main living space, the kitchen and the front door. If bedrooms are in good order, leave them. A good painter will tell you which rooms will move the needle and which will not. Be wary of anyone who only ever recommends the biggest job.
Do not forget the street view
The exterior decides whether some buyers even come inside. A repainted front door, fresh fences and gates, and clean, sound trims lift street appeal for a fraction of a full exterior repaint. If the whole exterior is tired, weigh the cost against your agent's advice on price impact for your street and suburb.

The same logic applies between tenancies. A fresh, neutral repaint photographs well in listings, attracts better applications and supports stronger rent, while worn paint invites both vacancy and rough treatment. Timing the work around your campaign
Work backwards from the photography date, not the auction date. Photos usually happen one to two weeks before launch, and everything buyers see online is locked in that day. We recommend booking your assessment four to six weeks before you plan to list, which leaves room for a quote, scheduling, the work itself and a final clean before the camera arrives. Compressed timelines are workable, and we prioritise pre-sale jobs for exactly this reason, but the earlier the assessment, the more options you have.
